shipyard operations, and also of course the jiengiants and 4 stadium at candlestick point. the redevelopment covered three areas. the shipyard phase one which was approved in 2006 with 1600 homes and 80,000 square feet of retail as well as parks. this is a portion of the project that has been constructed and is occupied at this point. and then, in 2010, the other two areas, a redevelopment plan for the other two areas was approved. one was candlestick point, which is a mixed use area with housing as well as a regional retail mall. and what we're really focusing on today, which is the 700 acre shipyard phase two. the predominant uses that are now proposed for this area are over 3,400 housing units. the total over the whole site is about 10,500 units. also within shipyard phase two what we're talking about is 4.2 million square feet of r and d and office, up to 400,000 square feet of retail and maker space, and hotels artists, artistude yos and approximately 400,000 square feet of school use. so just to give you an idea of the scale of office development that's proposed, the sale

, this experience of volunteering my time and energy at city hall has transformed this chapter of my life. i like everything about city hall -- the beauty, the grandeur, the dozens of weddings that i see every week. i think i'm in a lot of wedding pictures before i realized i was gaping at them. the interesting people that come through the door. the local celebrities, such as all of you, that i sometimes stop and say, do you mind if i get a picture with you so i can send it to my friends, who i think never tire of it. and i love talking to the constituents and everybody that comes through the door. they're an amazing variety of reasons and then, you know, when they come in with a situation or a problem, i get guidance from the staff and others in the office to figure out how we can help them. and i've learned so much more about the city that i love and i've called home for almost 45 years. the most profound experience that i've found is meeting and getting to know our friend alice. hillary introduced me to her in early november of last year. by then, alice had been living on the side

we've been reporting at previous meetings, we're in the process of our next phase of enrollment, and we'll be adding principlely commercial accounts in july, but we'll be in total enrolling around 27,000 new accounts starting july, and we've actually commenced notification. so last week, the first batch of our first notice, which is required under state law was issued. we'll be sending the first round of notices throughout the month, and then, notices will continue to flow to customers, four in total, over the next four-month period. so that -- that's really kind of the official kick or tstart the notification process. and that's enrollment. i wanted to also mention on the regulatory side, just one side. there's a lot going on over there, but one of the more important things we deal with is the pcia, which is the exit fee. and i wanted to provide an update there. hearings in that proceeding concluded last week, and so the next step in that case with the california public utilities commission will be case briefs which are submitted in the month of june and then we're expecting a

i'm the owner of the property actually at 1 88 winfield. so the permit at 1 # 8 winfield is for the conversion of an existing detached three car garage into an adu. mr. bryan fleenor mentioned about the two permits. one permit was done to reno vate the apartment with the permit. when the tenant moved out, i got a permit. done. the second permit he referred to, that's for another apartment that the tenant vacated at 217 virginia. we got the permit, building, electrical, sign off, everything, completed. so we didn't know about the adu until the city encouraged all the building owner say okay, you can convert a garage into an adu. we go through an eight month process, went through planning and building, and got it finally in january of this year, paid all the fees and everything. that's when mr. bryan fleenor noticed that, and he go against it. he rent one of the garages and i think he doesn't want us to do it you see ba then we have to take the space back. he complained about the little storage under his garage. he used that as a storage before without any authorization, so we take th
