texas and an incredibly green city in a very red state and in austin, it was for the national league of cities, congress of cities, conference and expocysing and we were looking at bikes and at the have surpassed san francisco in size, they are the 11th and we are the 14th and the rapid growth of the tech sector and the culture and the entertainment sectors are impressive and there is a lot of similarities with the growing divides of haves and have nots like our city and a booming economy with the cranes and all over the place, and similar to the look of san francisco and the key parts of our city. and i wanted to say that i did a, over two hour bike infrastructure tour on bike, looking at probably about 7 miles of their nature bike plan improvements. and the bike bridges over water areas. bike and hiking trails, but it was pretty impressive what their department of public works and department of transportation, i wanted to thank, katherine greger who i had the time to meet with who is the complete street manager and coordinated us sharing the road workshop with a lot of other city c

that's kind of basically my take-away from what austin just said. the fed wants to be deliberate about this. that means changing the language in the statement, doing all those things to set the scene. i do think by the middle of next year, i think whenever the fed does raise rates it will probably feel overdue. therefore, the markets won't necessarily have a knee-jerk reaction to that. i think the market has things to contend with, obviously. we have another very good year, pushing a 15% return on the s&p 500 as we come to the end of the year and we have sort of melted up as you mentioned. essentially i think you have to have some of that domestic growth story really kind of validate what the market has already done. >> although that doesn't consider the idea that if things are terrible in every other market, we still look like the best house on the block. >> we absolutely do. you know what's funny about real estate? that's the house you're not supposed to buy. it tend to be overpriced. i think we can't have the u.s. being the only place where it se
